Energy comments are routine, not a redo
A plan-check comment on the energy documentation usually means one input needs a tweak, not a rebuild of the model — a glazing spec, a duct location, an equipment efficiency number. Forward the comment and the corrected CF1R comes back answering it directly, so there’s no back-and-forth translating between the plan checker and the person who built the model. It doesn’t matter what triggered the original report — an ADU, an HVAC change-out, or a tenant improvement — the correction process is the same. Most of what comes back falls into a few buckets: the design moved after the report was run, the model was built on a superseded code cycle, or the window and equipment specs on the sheets stopped matching the model somewhere in revisions. Why a CF1R gets rejected goes through them one at a time. Whichever it is, the fix is usually a rerun with the corrected inputs — and where the corrected design no longer clears the prescriptive path, the performance method can usually find the trade-off rather than sending you back to change the building.
If I produced the original report, the first two revisions are free. If someone else did, send the comment along with the existing CF1R and a flat quote comes back the same day — no need to start the whole compliance package over.

Send the plans
A PDF of the architecturals and the project address. If something’s missing, I ask once, not five. Mechanical and plumbing don’t have to be picked yet: I model what I’d normally spec, tell you what I assumed, and rerun — that’s not a revision.

I build the model
If the design does not comply as drawn, I tell you what the model needs to pass and the least disruptive way I can find to get there — your call what goes on the drawings.

You get it back ready to sign
CF1R registered with CHEERS, you named as the responsible designer. 3 business days — 24–48 hours on your first one. $25 deposit when you send plans, taken off the invoice; the rest on delivery by Zelle, Venmo or Cash App.
One honest note
I’m not a licensed engineer or architect, and I don’t stamp drawings. On the CF1R I’m the documentation author — you stay the responsible designer. Nothing about your role on the job changes.
That’s on purpose. I’m not after your scope or your clients. I do one piece of the permit set — the piece that usually holds it up — and I do it fast.

Who signs it — and does my role change?
Nothing about your role changes. On the CF1R I’m the documentation author. You stay the responsible designer and the registered document names you as such. I’m not a licensed engineer or architect and I don’t stamp drawings — that’s deliberate, not a limitation I’m working around.
What if the design doesn’t comply as drawn?
I tell you what the model needs to pass and the least disruptive way I can find to get there — a glazing change, a duct location, an equipment efficiency bump. I don’t redraw your building and I don’t decide for you. What goes on the drawings is your call; my job is to hand you the options with numbers attached.
How does payment work?
Flat fee, quoted in writing before I start — the number on the quote is the number on the invoice. The only thing up front is a $25 deposit when you send plans through this site — it comes off the invoice, and it’s refunded if I can’t take the job. The rest is due on delivery: Zelle, Venmo or Cash App. No retainer, no minimum, and nothing to sign to keep sending work.
