One flat number, not a range
A lot of Title 24 pricing online is a starting-at number, a quote-on-request, or a bid that moves once the scope is understood — with revisions and registration sometimes billed separately. T24 Studio prices flat instead: $99 for a new client’s first report (struck from $150), $150 flat per model after that, both for homes under 3,000 square feet. The number on the quote is the number on the invoice.
What moves the price isn’t the city, the code cycle, or how complicated the HVAC is — it’s square footage and building type. Over 3,000 square feet, or commercial and tenant-improvement work, gets a flat quote back the same day once the plans are in hand, because scope varies too much there to price sight-unseen. An ADU or garage conversion under 3,000 square feet runs the same rate card as anything else residential — there’s no separate “ADU markup.” Firms sending work every week pay the same card too, no contract or minimum — here’s how that works.

I’m not a licensed engineer or architect, and I don’t stamp drawings. On the CF1R I’m the documentation author — you stay the responsible designer. Nothing about your role on the job changes.
That’s on purpose. I’m not after your scope or your clients. I do one piece of the permit set — the piece that usually holds it up — and I do it fast.

How does payment work?
Flat fee, quoted in writing before I start — the number on the quote is the number on the invoice. The only thing up front is a $25 deposit when you send plans through this site — it comes off the invoice, and it’s refunded if I can’t take the job. The rest is due on delivery: Zelle, Venmo or Cash App. No retainer, no minimum, and nothing to sign to keep sending work.
How fast do I get it back?
24 to 48 hours on your first job, three business days for everything after that — a date you can put on the schedule, not an estimate. If your permit deadline is tighter than that, say so in the notes; I’ll tell you honestly whether I can hit it before you commit.
Does the price change if plan check sends back a comment?
